THE 5–4–3 MODEL

One strategy.
Three commission routes.

The fee depends on how the buyer is introduced. The property strategy, marketing and service remain the same.

HOW IT WORKS

The route changes.
The standard doesn’t.

5%
COLLABORATION

Another agency brings the buyer.

One.Homes manages the seller side while the collaborating agency introduces and represents the buyer.

40% of the agency commission is shared with the collaborating agency.
4%
DIRECT BUYER

One.Homes finds the buyer.

The buyer comes directly through the marketing, portals, database, social distribution, Open Home or direct enquiries.

One.Homes manages both the property campaign and buyer process.
3%
SELLER NETWORK

You introduce the buyer.

If the successful buyer comes through your agreed personal network, One.Homes manages the transaction through to completion.

Your personal network works alongside the wider campaign.
YOUR NETWORK

You introduce the buyer.
You pay less.

Your personal network can be part of the selling strategy.

Every One.Homes seller receives a dedicated property website that can be shared privately with friends, family, colleagues, neighbours and other personal contacts. If a registered buyer from your personal network completes the purchase, the commission rate is 3%.

01

Share your property.

Share your dedicated property website privately by WhatsApp, email or directly with people you know.

02

Register the buyer.

If someone in your personal network is interested, they are registered with One.Homes as a seller-introduced buyer.

03

We manage the sale.

We manage viewings, buyer follow-up, negotiation and the transaction through to completion. You benefit from the 3% personal-network rate.

Your network finds the buyer.
We still manage the sale.

WHY 5–4–3?

The fee reflects
where the buyer comes from.

Instead of treating every sale exactly the same, the model recognises who generated the buyer while keeping one coordinated selling strategy.

01 One agreed property strategy
02 Complete marketing campaign
03 Professional agency collaboration
04 Seller-introduced buyers recognised
ONE HOME. ONE CAMPAIGN.

The buyer route changes.
The campaign doesn’t.

Every One.Homes property receives the complete selling campaign, whichever route ultimately produces the buyer.

01
STRATEGY
Positioning, preparation and pricing.
02
MARKETING
Photography, film, drone, plans, magazine and more.
03
OPEN HOME
A coordinated introduction and first wave of buyer interest.
04
SALE
Viewings, negotiation and completion.
PROPERTY WEBSITES

One property.
Two ways to present it.

Each property has its own dedicated presentation, giving the seller and collaborating agents a simple way to share the home while keeping the presentation consistent.

FOR THE SELLER

Your property, ready to share.

Every property has its own dedicated website. You can share it privately with friends, colleagues, neighbours and personal contacts by WhatsApp, email or social media.

Photography, film and plans
Easy private sharing
Buyers from your personal network can qualify for the 3% rate

FOR THE COLLABORATING AGENT

A white-label property website.

Collaborating agents can share a white-label version of the property website directly with their buyer, without competing agency branding.

Same property presentation
Clean buyer-facing experience
No competing agency branding
Easy to share directly with the buyer

More ways to reach the buyer.
One controlled presentation of the property.

EXCLUSIVITY

One home.
One strategy.
One team.

Exclusivity allows the property to enter the market with one price, one message and one coordinated campaign.

It doesn’t mean closing the door to other agents or to your personal network. The 5–4–3 model gives those routes a clear place within the same strategy.
