Could the new C-32 access change the Teià property market?

Teià has always had one slightly frustrating contradiction. The C-32 runs right past the town, Barcelona is relatively close and the coast is only a few minutes away, yet getting onto the motorway has never been as direct as you might expect.

That could soon change.

The Generalitat has approved the informative study for a new direct C-32 connection at Teià as part of a wider programme to improve mobility across the Maresme. The current timetable foresees the works being tendered in the second half of 2027.

Why this matters for property

Teià already offers much of what buyers leaving Barcelona are looking for: detached homes, gardens, privacy, views and a village environment that feels removed from the city without being far from it.

The compromise has often been the journey.

A direct motorway connection could make that compromise much smaller. For buyers travelling into Barcelona several times a week, that matters. Teià may suddenly feel more practical to people who already liked the town but previously chose other parts of the Maresme because they were easier to reach.

Sometimes a property market does not change because the area itself changes.

It changes because one reason not to buy there becomes less important.

Could demand change?

Teià is a small property market, and the supply of good family homes is limited. That means even relatively small shifts in buyer demand can become significant.

Better access does not automatically mean higher prices, but it could widen the pool of buyers prepared to consider the town. The first signs may not appear in the average price per square metre. They may show up in the number of enquiries, how quickly good homes attract interest and whether more Barcelona based buyers start including Teià in their search.

Those shifts can matter before the statistics tell the story.

Teià may simply become easier to choose

The new junction is part of a wider plan to improve movement across the Maresme, alongside other changes to the C-32 and the N-II corridor.

If those projects make this part of the coast easier to reach from Barcelona, the traditional trade off between lifestyle and convenience becomes smaller.

And that is what makes Teià particularly interesting.

The town does not need to reinvent itself. It already has the setting, the homes and the lifestyle.

It may simply become easier to choose.

For us, that is the part worth watching.

Major infrastructure projects often start affecting how buyers think about an area before the work itself is finished. Once people understand that the journey is likely to become easier, the conversation around the location can begin to change.

Teià could be entering exactly that phase.
