The First Two Weeks Can Decide Your Property Sale

The first two weeks of a property sale matter more than most sellers realise.

When a home first comes to market, it has something you cannot easily recreate later: attention.

Serious buyers are watching the portals, receiving alerts and waiting for something new. If your property is priced correctly, presented properly and launched with a clear strategy, this is when you have the best chance of creating momentum.

The mistake is treating the launch as a test.

“Let’s put it online at this price and see what happens.”

If the price is too high, the photography is weak or the marketing does not connect, those first weeks can disappear quickly. Reducing the price later may help, but by then many buyers have already seen the property and moved on, while others may come back with low offers, knowing the seller now has less leverage.

At One.Homes, we think a property should be launched in the same way a company launches a new product. You prepare it properly, understand the audience, decide how it should be positioned, create the marketing and then take it to market.

Professional photography, video, floor plans, strong positioning and a realistic pricing strategy should all be in place before the property goes live.

We also like to concentrate the first wave of viewings through an Open Home where possible. Instead of spreading visits over several weeks, bringing genuine buyers through within a short period creates momentum, gives the seller fast feedback and can strengthen the negotiating position when there is real interest.

A property can recover from a weak launch.

It is simply much easier to get it right from the beginning.

At One.Homes, our job is not just to list your property.

Our job is to launch it.
