More than five years on the market. Instead of simply listing it again, we started again.
The market had already
seen the house.
Casa Gloria had been offered for sale for more than five years through other agencies without finding the right buyer.
After that amount of time, simply changing the agency and uploading the same property again was unlikely to change the result. The house needed to feel new to the market.
Not another listing.
A complete reset.
Before relaunching the property, we looked at what was preventing buyers from understanding its potential and focused on the things we could materially change.
The façade.
The exterior was refreshed in a modern white finish, giving the house a cleaner and more contemporary first impression.
The interiors.
Much of the property had been unfurnished. We staged the home so buyers could understand the scale, purpose and potential of each room.
The price.
The positioning was reconsidered against the current market and the renovation work buyers would still need to undertake.
Don't hide the problem.
Make it understandable.
Casa Gloria still required renovation. Rather than allowing buyers to guess what that might involve, we worked with a contractor to obtain an estimate for the necessary work.
Buyers could therefore consider the property, the renovation and the overall investment together. Transparency turned uncertainty into something they could evaluate.
Make the market
look again.
After years of exposure, Casa Gloria needed completely new presentation and a new reason for buyers and agents to reconsider it.

We contacted local agencies and provided a non-branded version of the Casa Gloria presentation that they could share directly with their own buyers.
This meant the seller kept one coordinated strategy and one point of contact, while the property could still benefit from the buyer relationships of other agencies.
In the end, the successful buyer came through one of our collaborating agency partners.
The buyer mattered.
So did the timing.
There had already been interest, but some buyers could not move forward within the timeframe the seller needed.
When a collaborating agency introduced a buyer who could complete more quickly, the initial offer was below the seller's expectations. We continued the negotiation with the collaborating agency and improved the proposal to a level the seller was comfortable accepting.
The objective was not simply to find an offer. It was to find an offer that worked.
Five years waiting.
Then sold.
Casa Gloria sold within 120 days of the One.Homes relaunch. The difference was not one single marketing tool, but the combination of preparation, realistic positioning, transparency, presentation, collaboration and negotiation.
