To support buyers throughout the process of searching for and purchasing a home, we offer a Buyer Advisory service designed to provide clarity, local insight and experienced guidance at every key stage of the purchase.
Many buyers begin their search looking for a “buyer’s agent.” In practice, what they often need is informed advice, market understanding and someone experienced to guide them through the process — without necessarily requiring a fully exclusive buyer mandate.
Our Buyer Advisory service is a paid consultancy, offered on a retainer basis and tailored to the specific needs, preferences and level of support required by each client.
The retainer covers dedicated advisory time, priority access, market and pricing guidance, and ongoing support throughout the search and purchase process.
How we work
1. Needs assessment
We begin with an initial consultation to understand the buyer’s objectives, lifestyle preferences, budget and priorities. This is followed by a more detailed briefing that allows us to refine the search criteria and align expectations with current market realities.
2. Property search and shortlisting
We assist buyers by identifying suitable opportunities through our own listings, collaborations with other agencies, and our professional network. We support the shortlisting process and coordinate property viewings, accompanying buyers when appropriate.
3. Market insight and pricing guidance
We provide context on current market conditions, recent comparable sales and pricing dynamics in the relevant areas, helping buyers understand value and positioning before making decisions.
4. Offer strategy and negotiation support
We advise buyers on offer structure, negotiation strategy and key commercial terms. Where applicable, we liaise with the listing agent to support negotiations in a transparent and professional manner.
5. Due diligence guidance
We guide buyers through the due diligence phase, including inspections, technical reviews and legal checks, and help identify potential risks or points requiring further clarification. Specialist professionals such as lawyers, architects and surveyors are introduced where required.
6. Documentation and coordination
We assist with the coordination and review of the purchase process, including reservation agreements, deposits and key documentation, ensuring timelines and next steps are clearly understood. Final legal responsibility remains with the buyer’s appointed legal advisor.
7. Completion support
We support the buyer through the completion process, coordinating with lawyers, notaries and other parties to help ensure a smooth and well-managed closing.
8. Post-completion follow-up
After completion, we remain available to assist with practical questions, local introductions and next steps related to settling into the property.
Our Buyer Advisory service is designed to be flexible, transparent and aligned with how buyers actually purchase property in El Maresme.
