Your Property Has Been on the Market for 90 Days. Is It Time to Change Strategy?

Three months on the market, a few viewings and no serious offers. What's going wrong? The usual response is predictable: lower the asking price. But is the property overpriced, or has it simply been poorly marketed?

According to figures published by Idealista, 53% of properties recorded as sold through its platform in the second quarter of 2026 had been advertised for less than three months.

Of course, not every property is the same. A €500,000 apartment in Barcelona and a €2 million villa on the Maresme coast appeal to very different buyers. But if your property has been on the market for 90 days without meaningful progress, it's worth asking whether the current strategy is working.

Price Matters, but So Does Presentation

Imagine two identical properties listed at the same price. One has basic photographs, a short description and a listing on Idealista. The other has been carefully prepared, professionally photographed, filmed and launched with a targeted marketing strategy. Which one is more likely to capture a buyer's attention?

Great marketing cannot make an unrealistic price attractive, but poor marketing can make an otherwise attractive property easy to overlook. Presentation influences how buyers perceive a home, while the marketing strategy determines who sees it.

What Is the Market Telling You?

The first few weeks on the market can provide valuable feedback. Very few enquiries may indicate a problem with pricing, presentation or visibility. Plenty of viewings but no offers could suggest that buyers aren't seeing the value they expected.

As a listing grows older, buyers may also begin questioning why the property hasn't sold. Continuing with exactly the same approach while hoping for a different result is rarely a convincing strategy.

Sometimes You Need a Relaunch, Not Just a Price Reduction

At One.Homes, we believe selling a property starts with understanding its strengths, identifying the right buyers and developing a strategy around it. Professional photography, cinematic video, staging, floor plans, targeted marketing, open houses and collaboration with other agents are all tools we use when appropriate.

However, marketing is not simply about producing attractive content. Every element should have a purpose, from creating the right first impression to reaching qualified buyers.

A realistic asking price remains essential, but before recommending a reduction, it's worth examining whether the property has been presented and marketed to its full potential.

A Fresh Perspective Can Make the Difference

If your property hasn't sold after three months, it doesn't necessarily mean something is wrong with the home. It may simply be time to reassess the price, presentation or marketing strategy.

We believe every property deserves an individual approach, careful preparation and a clear plan from the very beginning.

Because sometimes the property isn't the problem. It's the way it's being sold.
